Father's Day with my pride and joys today.

These gals are my world. My oldest starts message therapy school tomorrow and i couldn't be more proud of the young woman she's become.

My youngest just graduated 1st grade and learned to read very well this year and is always saying dad, give me a math problem, she loves to learn.
In spite of her diminutive size she's a huge silver bug, love that.
    So proud of her too.

Ohhhh Gawd the IBC....good friggin luck....hopefully its a open book test.....even old school Archs/Eng have to dig out the book every day ....and even if the book says it inspectors have the right to modify it to their preference in the field....GOOD LUCK!!

The electrician hooked up 14 gauge to a box with about 16" of that low voltage wire coming out with a female connector you plug in the male connector from the fixture, screw it secure and then mount the fixture in the hole. Only 1/2 " thick so you can mount it under a joist.

Thanks for the wishes ttazz. It was an open book and I don't have much of a problem with the IBC. It is crossed referenced and indexed very well. Massivetwoshits adds it's own interpretations to that and the IRC. Now the CFR is just a fuster cluck. What to expect by a fed printing. That has an index but no clear way of esplaining the meanings. That's the one that sunk me. I missed getting the license by 2 fecking percent. Live and learn. Or not. Been out of the loop for too long but it's exciting to do the researching again. There is always the next time.

There is soooo much in there. Chances are I wouldn't have to use most of it. Anything over 35,000 c.f. needs a registered architect anyway. I got my first unrestricted license over 20 years ago. It was a one book test. Like I said, I've been out of the loop and even though the unrestricted would be nice to have, the 1 and 2 family would suffice for generally what I have been doing and would need to get a permit for decks or additions.

Dialbro looka real good. Before painting the sofa check the cushions for change, could be high grade numismatic pieces under there.

Also don't turn your back on that dog, just look at that rascal, is giving you the stink eye in that pic.

Sirdial, If that's all your work, it's nice work, looks comfortable, clean, new, even the floor. But that brown streak pattern on that floor wouldn't work for me, it's not the work, just the color pattern.

Has the little mutt pissed on it yet? I had a customer that owned two dogs. She really shouldn't have any. Once a dog marks a spot, it keeps getting bigger. I replaced her oak floors several times. Soaked right through to the underlayment. Worse part is she wouldn't even clean it up. I heard one of the dogs pissed her bed one night and she just moved to the dry side.

Dogs! Loved em when I was a kid, grew to hate em as an adult, well, not hate, just not want to own one.

I carried a piece of iron pipe right by the seat of the truck, van or pickup, pipe was usually 15-20 inches in length. When I'd pull into a drive, if I was greeted by a barking, snarling dog and the customer didn't have the sense to control their dog, that pipe would go with me every trip back and forth to the truck.

Went to a job to wire a boiler one time, dog nipped at me. Told the plumbers, they said yeah, watch the dog, I said, in a rather loud voice, next time he nips me, he gets knocked in the head. Next trip out to my truck for something, I didn't see the dog. When I finished up and left, I turned the truck around by the barn, there was the dog, tied up in the barn, customer must have heard me and took the hint.

I could go on and on about dog experiences, but this thread is about work, not dogs. Now ya all know why I don't own a dog.

Edit to add: Oh, and there is a reason, I don't allow my cats in the house.

Up until recently my opinion was only tile in kitchen but people have been doing wood these days. Suits me i really don't want to do tile floors anymore especially since my son doesn't work with me these days. It looks better in person plus i am going to be putting a large island in the kitchen that will cover alot of the floor.

Today was one of those days that wants to make this working man want to stop working.

Go to a section 8 apartments full of our newly imported Somali community. Bottom of unit was already out so I could burn a new compressor in outside. Did a dam good job and got it all burnt in and charged. Nice job davy. Get up to the apartment at 11:30. Lady comes to the door after 5 min of pounding. Ok I'm ready to put the new unit in. "Nooo nooo. Must come back after 1:00 still sleeping." WTF So I go get the manager of the building. She made me sit in my van until 1:00 then I could put it in. So its finally 1:00 get in the apartment and its solid freaking people. Get the unit in and get the hell out of there.

So that's why we are working our asses off. So these people can sit around all day in a nice air conditioned room, which we pay for, and then top it all off fix the unit on their own terms. Didn't feel like dealing with shit today so I just did what they said.

Oh there was also a pest control guy there and I was talking with him and he said Somali apartments keep him busy.

Davy, it was stuff like that that got me out of doing rehab work through low income grants that are offered to towns occasionally. There were some good ones that were worth the effort but the majority were just trashy places that even after pumping $30-40,000.00 into did not increase the value at all.

I tell that to so many yungins. But they needs to spend $200.00 for their inetrnsts, and other crap. The wife and I lived really cheap for 5-7 years so's we could save the money to go it alone. Never looked back either. Ain't nuttin better than having 20k or so in the checking account and being able to tell some arrogant shithead to fvck off and walk away. It don't get any better than that.

Remember when I was just starting out (I got into construction late in life) I met up with a slum lord who wanted some repairs done on one of his section 8 buildings.
He asked what it would cost. I replied, how much insurance ya got? He asks why" I said, I'd burn it down and then rebuild it from scratch for the insurance check.
Never heard back from that dude.

I've repaired some decks on a building that housed a bar on the ground floor and the upper 4 floors were supposedly apartments. Some units were missing doors. One of the guys I was working with knew the owner otherwise I wouldn't even have gone to that dump of a city. A week after we finished, I saw on the news that the place had caught on fire. Would not doubt it was intentional. Could have been the owners doing. Could have been the City's doing.
